Understanding the real estate arena is the first important element before taking the plunge.  Obtaining knowledge to understanding real estate is a definite requirement and getting educated is a must for any real estate investor.  There are numerous programs, tapes, books, seminars and CD's for you to choose from.  Even experienced investors continue to get educated and keep up with the ever changing real estate market.  The thing is to be careful not to spend wastefully in your choices of getting educated and learning real estate investing.  There's more to investing than purchasing a home for FMV (fair market value) through a realtor and then renting to a tenant.  This is what most beginning investors do because of their lack of knowledge.  A seasoned investor never purchases a property at FMV because that isn't a real deal.  By purchasing a property under market value you are ensuring yourself of a profit by acquiring instant equity.  You will also ensure yourself of making a monthly profit as well.  If renting is your game you want to profit more than $100 per month!  This is what most are told is a good investment!  I've heard people say "As long as I make $100 or pay $100 it's a good investment because the property will appreciate in value when I sell it."  Not a good approach!  The first thing to learn is always, let me repeat, always buy below market value.  If a Seller's asking price is $100,000 make an offer 10% to 20% below their asking price.  If you're not making $300 or more over your monthly payment, you're doing something wrong.  You also need to understand the market cycles as an investor so you can use different tools and creative financing to still create a deal.  When is it feasible to do lease/options, contact for sale by owners, owner carry, owner finance, rehabs or fix and flips.  Depending on where the cycle is in the market it may not be to your advantage to use one of these creative tools.  As an investor you should know your profits before you buy.  You should understand you can have three profit centers when you are dealing in real estate.  Know what you want as a down payment in the beginning, your monthly profits in the middle and your ending profits when you sale at the end of your term or contract. 

Acquiring the knowledge to invest in real estate is very essential and can mean the difference between you getting burnout or succeeding.

Knowing and understanding what cycle the market is in will help you determine what tools are beneficial in your real estate investing.  This is the second important piece in real estate investing to acquire and understand to make your real estate investing complete.  Knowing when to use lease/options, subject to, flips, fix & flips, owner carry, owner finance and some other tools are very beneficial for you as an investor.  When real estate is appreciating at 15% some of these tools wouldn't be as beneficial as when appreciations are 4% or 6%.  Knowing when to use these tools are very crucial but if you don't have the tools or knowledge of them in your arsenal how can you use them.  Right now is the perfect time for these tools!  Lenders have changed their way of doing business and 100% financing is just about out the door for most Buyers.  This change in lending policies has opened the door wide open for creative real estate investors.  Their pool of Buyers has now increased tremendously.  Thanks to the new lending guidelines more Buyers will need creative techniques to help them buy a home.  If you only know one way of doing business then you will have to wait until the market comes back to the only way you know how to do business.  Learning and acquiring these skills are imperative for your success.  Homes are staying on the market longer because there are more Buyers and even more that won't be able to qualify for the required lending requirements to purchase that home.  Where do you think those Buyers will go to get the home of their dreams?  You got it, the well informed investor with the knowledge and tools to help those Buyers when the lenders will turn them away.  The Sellers pool just got larger also because they will need to sell their properties more creatively rather than tradionally.  Even though there is a lot of talk about the market taking a dive, knowledgable real estate investors only see opportunities.  There is no such thing as a real estate bust!  You can have the same opportunites and successes just by possessing these two needed attributes of knowledge and tools to be a successful real estate investor.  Get past your fears of real estate investing.  Fear is just an acronym for False Evidence Appearing Real!
